- Meet with your agent to discuss your needs, desired locations and timeline to buy.
- Obtain repre-approval letter.
- View homes in your price range.
- Give feedback on your likes and dislikes so that your agent can narrow the search.
- Carry your checkbook and a loan pre-approval letter so you can act quickly if you find a home that you want to purchase.
- Carry your agent's business card to pass out in case you chance upon an open house or builder's model that you want to see. (By presenting the business card, you won't lose your agent's services and the representation you need during the transaction.)
- From Contract through Settlement
- Promptly supply your lender with any requested information.
- Don't jeopardize your loan by changing your financial status. Talk to your loan officer before buying furniture, cars, changing jobs, etc.
- Choose to have a home inspection and obtain recommendations on professional home inspectors.
- Attend the home inspection and ask questions. Bring your checkbook and pay the home inspector at completion
- If the property is in a Home Owner's Association, review the HOA document within the required timeframe.
- Obtain recommendations and select a local settlement agent. Allow your REALTOR to schedule a settlement date and time.
- Contact an insurance agent to obtain homeowner's insurance.
Two weeks prior to settlement, call and transfer all utilities into your name effective the day of settlement. Keep in mind the utility companies often require security deposits:
- Conduct a final walk through inspection with your agent immediately before settlement.
- Bring a certified check to closing made payable to the settlement agency-if you don't know the actual amount before closing, bring the amount on the Good Faith Estimate provided by your lender.
- Bring your checkbook to settlement to write a personal check in case the Good Faith Estimate was low.
- Bring your driver's license or another government issued photo I.D. to settlement.
- At completion of settlement, receive keys to your new home.
- The deed to your property is generally recorded within two business days.
- Expect the county/city courthouse to mail your deed within 60 days of settlement.For Buyers
